When Do You Need a Soakaway, and How Does It Work?
What Is a Soakaway?
A soakaway is an underground drainage system that allows rainwater to naturally disperse into the ground. It’s typically a gravel-filled pit or a purpose-built soakaway crate system that collects surface water and releases it slowly into the surrounding soil.
How Does a Soakaway Work?
When rainwater runs off your roof, driveway, or patio, it’s channeled through downpipes or drainage channels. This water is then directed into the soakaway. The structure holds the water temporarily, giving it time to filter into the soil, reducing the risk of flooding or pooling on the surface.
When Do You Need a Soakaway?
You may need a soakaway system in the following situations:
- Excess Surface Water: If water regularly pools on your lawn, driveway, or garden, it’s a sign your ground can't absorb rainfall fast enough.
- Building Regulations Compliance: New builds or extensions often require adequate drainage to meet local planning and environmental standards.
- Driveway or Patio Installations: To prevent surface runoff from affecting your home or neighbouring properties.
- Gutter System Upgrades: If you’re installing or rerouting gutters, adding a soakaway ensures water is managed properly.
- Sustainable Drainage (SuDS): Soakaways are a preferred method under UK SuDS guidelines, reducing pressure on public drains.
Can You Install a Soakaway Anywhere?
Not always. The ground needs to have good permeability (drainage capacity). A percolation test should be carried out to check the soil’s suitability. Clay-heavy soils, for example, don’t allow water to drain efficiently, making soakaways ineffective.
Benefits of Installing a Soakaway
- Reduces flood risk
- Protects building foundations
- Eco-friendly water management
- Helps comply with UK planning rules
- Low maintenance once installed
